I'm a relatively new real estate agent and am focusing on the needs of the investor. I have done some rehab investing (yes, I have my own power tools and I'm not afraid to use them) over the last several years and know how frustrating and time consuming it can be to find a property that will yield a nice profit or cash flow. And... we all know, time is money. Thus, my interest in the investor. I now know where to look, how to look and how to ask the right questions. When I was rehabbing, before I became an agent, I didn't like using the MLS to find property; thinking that if it was a good enough deal, it wouldn't be on the MLS and I didn't want to be paying the extra for someone’s commission. In today's market with all of the foreclosures and the prices of homes at new time lows, it's different now. Being an agent gives me the advantage of having the MLS at my disposal for finding and tracking these discounted properties. The ability to look up tax records, foreclosures and pull comps are an added bonus.
Our market has become a hot spot for investors from around the world to buy up these proerties. The competion for these properties has become fierce these last few months and it's not as easy to acquire them. I have developed a process that allows me to make multiple offers on properties in a timely manner allowing more chances for accepted offers. Give me a chance to help you build your portfolio.
I still work with a variety of wholesalers, fsbo’s, birddogs, and door knockers to find properties for my clients. With these types of properties you’ll need to be prepared for various types of acquisition and funding possibilities (ie. Subject to’s, assignments, short sales, carry backs, double closings, equity splits, cash, hard money, etc.). I can help you with this. So, to sum it up, I have a few tricks up my sleeves that the ordinary agent wouldn’t know about and I find properties that investors would want to purchase. If I pair up a buyer and a seller for a quick close and they work everything out between themselves and my representation is not needed, I only get paid a referral fee. Commissions on MLS properties are always paid by the seller.
